The Fairfax neighborhood is a well-established residential community featuring 84 single-family homes nestled among mature trees and landscaped common areas. Founded in 1988, Fairfax has grown into a close-knit community known for its pride of ownership, friendly neighbors, and exceptional amenities.

Our neighborhood offers a quiet, family-friendly atmosphere with convenient access to top-rated schools, shopping, dining, and major commuter routes — all while maintaining the character of a true community.

How we're governed

About the HOA

The Fairfax Homeowners Association is a nonprofit organization that manages and maintains the community's common areas, enforces community standards, and fosters neighborly relationships throughout the neighborhood.

The HOA is governed by a five-member Board of Directors elected annually by homeowners.

Annual dues

  • Annual HOA assessment: $850 paid by check or $860 paid with Zelle per household
  • Due annually on June 1st
  • Covers maintenance, insurance, and amenities

Annual Meeting

  • June 6, 2027 at 6:00PM
  • Fairfax Common Area Tennis Courts
  • Open to all residents — all are welcome

Your board members give their time to ensure Fairfax remains a great place to live. Board members serve for 2-year terms with nominations and elections held at the annual meeting in June of each year.

Community Amenities

Community Pool

Enjoy the Fairfax community pool, open each summer from Memorial Day weekend through Labor Day. The pool features a main pool and a pool house with restrooms and changing facilities.

Pool Hours

  • 8:00 AM – 9:00 PM

Pool Rules

  • Children under 12 must be accompanied by an adult
  • No animals are allowed in the pool or pool enclosure, except service animals, which are allowed on the deck.
  • No glass containers in the pool area
  • No diving in the shallow end
  • Pool may close for weather or maintenance
  • All children three years old and younger, and any child not potty-trained, must wear snug-fitting plastic pants or a water-resistant swim diaper.

Seasonal Information

  • Season opens: Memorial Day Weekend
  • Season closes: Labor Day

Tennis Courts

Fairfax features two freshly resurfaced hard courts, available to all residents year-round during daylight hours. Courts are equipped with lighting for evening play until 10:00 PM. Reservations and the live schedule below help avoid double bookings.

Court Rules

  • Residents only (guests permitted with resident present)
  • Proper tennis attire and non-marking shoes required
  • Maximum 90-minute play if others are waiting
  • No food or glass on the courts
  • Pets not permitted on court surfaces
